1. High Quality MLS Listing for Your Home

We'll spend time with you to learn about your home and neighborhood, to create an appealing, yet factual MLS listing for your home on the Garden State Multiple Listing Service. As in all phases of  our  process, we make sure that you are consulted and fully satisfied with your home's MLS listing before it is posted.
 2. High Quality Presentation

While we pride ourselves on writing compelling listings, high quality visuals are essential to listing effectiveness. In every case, we ensure that the photography and graphics in our listings depict your most precious asset in the best possible manner. When we commission floor plans, 3-D tours, professional interior and/or aerial photography for client listings, we absorb the cost as part of our 1% listing commission.

3. Preparing Your Home For Sale
 
Julia Starcke, our Team Leader, is an experienced interior designer who received her B.A. of Interior Design degree from NYC's Fashion Institute of Technology. Julia knows what it takes to organize and present your home in the best possible way to promote buyer interest. We will consult with you regarding cleaning, de-cluttering, staging and accessorizing your home. We provide our design consultations to our 1% listing clients at no additional charge.  
4. Open Houses and Buyer Showings

We offer ample open house opportunities for each and every home we list. Open houses offer expanded opportunities for prospective buyers to get a feel for your home in person, and prospective buyer feedback from open houses is invaluable to sellers who may have questions concerning whether their home is priced correctly. We schedule open houses and individual showings at times that are convenient to the seller. We engage with open house attendees and ask them many questions concerning their impressions of the home, so that after each open house, we can provide valuable, real-world feedback to each seller concerning how their home is being seen and evaluated by prospective buyers.

5. Contracts and Documentation

A myriad number of laws, forms and regulations govern real estate transactions in New Jersey, and it can get confusing. Over the years, Your Town Realty has closed literally thousands of New Jersey real estate transactions. YTR's  administrative team is highly familiar with the documentation and contractual requirements of each transaction, and keeps up with new requirements. When YTR partners with you in a property sale or purchase, you can be sure that the paperwork will be completed and filed correctly.
 6. Communicating and Negotiating

After we have set the stage for showcasing your home, attracting a greater pool of buyer prospects through online advertising, open houses and more, competition among buyers builds. In this phase, we communicate closely with buyers and buyer's agents who have questions, are considering placing an offer, want answers to their questions, and insight into the seller's preferences. This is a phase where good real estate representation literally makes money for the homeseller. As your fiduciary, we protect all confidential information you share with us while we promote the facts, benefits and features of your home in conversations with prospective buyers. If priced and marketed correctly, your home will most likely receive more than one offer; you will then be in the enviable position of having to choose one!

As baseball's beloved Yogi Berra said, "It ain't over 'till it's over."  We well understand that when your house goes under contract, it means the process has progressed to another level, now involving the seller and a single buyer. At this stage there are myriad ways a purchase can be delayed or broken, whether via issues raised by attorneys, financial sources, home inspections or requests for payment to remediate inspection results. This is a sensitive time when a good agent representation can help keep buyer expectations reasonable, thus helping to  maintain a path to closing. When appropriate, we accept submission of back-up offers as a hedge to protect our seller from buyer nonperformance.
